Foundation Repair and Waterproofing in Decatur, AL

Decatur's houses are older than those in Huntsville or Madison, and the city sits beside a big body of water. Census ACS 2023 estimates put the median home at 1977, with 4,759 of 25,654 units, nearly 19 percent, built before 1960. Sagging floors over damp crawl spaces, cracked block and brick, and yards that drain slowly over dense subsoil are typical problems, and a long list of creeks feeding the Tennessee River runs through town. BDry Alabama covers Decatur out of Bessemer, offering a no cost inspection, a measured floor scan when movement is suspected, and its own crews for supports, drainage and encapsulation.

An older river town with a 1970s core

Decatur took its name on June 16, 1820, honoring the naval officer Stephen Decatur, and the legislature incorporated it in 1826, according to the Encyclopedia of Alabama. In 1927 it merged with its neighbor New Decatur, the town once called Albany. That long history shows in the housing. Census ACS 2023 estimates count 1,189 homes from 1939 or earlier, 2,801 from the 1950s and 4,245 from the 1960s, and the 1970s were the busiest decade of all with 5,132 units, about 20 percent of the stock.

Building has slowed since. Only about 1,069 units, roughly 4 percent, date from 2010 or later. With a median build year of 1977, half the city's homes are close to 50 years old or older, and where one of those houses sits on a raised wood floor over a crawl space, decades of damp air can soften joists and let the original piers settle out of line. Owner occupancy runs about 63 percent and the median home value is $190,500, which makes a clear, itemized scope important: a homeowner needs to know which repair is urgent and which can wait a season.

Wheeler Lake and the creeks that cross town

The Tennessee River forms Decatur's northern edge, and Wheeler Lake, the reservoir on that reach of the river, sits right alongside. Census TIGERweb boundary data shows about 6.4 square miles of water inside the city limits next to 54.6 square miles of land. Inland, FEMA's proposed flood elevation rule for Morgan County, printed in the Federal Register on October 22, 2004, listed 13 streams and tributaries as flooding sources for the City of Decatur, among them Dry Branch from below Washington Street up past Runnymead Avenue Southwest, Black Branch at Point Mallard Drive, Bakers Creek, Betty Rye Branch, Brush Creek, Clark Spring Branch and the Dinsmore tributaries near U.S. Highway 31.

When we checked about 490 points spread across the city against FEMA's flood hazard data, roughly 22 percent fell in a mapped flood zone. That share includes open river and lake water inside the boundary, so the figure for dry land is lower, but it still means many Decatur streets back onto a regulated floodplain. Houses on those lots are the first place to look for standing water in a crawl space after a wet week.

Fragipans and shrinking clay under Decatur

The soil here differs from the red Decatur series clay loams that turned up most often in our Huntsville and Madison samples. Sampling about 170 locations inside Decatur through the NRCS Soil Data Access service, the most common single soil was Holston, at about 12 percent, followed by Waynesboro, Cumberland and Decatur series soils at 8 to 9 percent each. The moderately well drained Holston mapped in the Morgan County survey has a fragipan, a dense, brittle layer, at about 23 inches, with a seasonal wet zone near 18 inches. Rain soaks in, stops at the pan and spreads sideways, which is how a yard stays soggy for days and water finds a crawl space wall.

About 6 percent of the points fell on Colbert soils, a smectitic clay the NRCS classes as vertic. Its linear extensibility, the measure of how much a soil shrinks and swells, reaches about 12 percent in the Morgan County data, against roughly 1.5 percent for Holston. A footing on Colbert clay moves noticeably between a soaked winter and a dry August. One oddity: the Decatur soil series carries the city's name, yet the NRCS records it as first established in the Greenville Area of Tennessee in 1904.

The rain record at Decatur 4SE

NOAA's nearest climate normals station is Decatur 4SE, just southeast of town. Its 1991 to 2020 normals average 57.97 inches of precipitation a year, enough to keep clay soils wet through much of the winter and spring. December leads at 5.97 inches, January and February follow at 5.44 and 5.56, and the three winter months together average 16.97 inches. Spring adds another 15.48 inches from March through May. August is the driest month at 3.88 inches.

That pattern matters for the house. Winter and early spring are when crawl spaces collect water and when a perched water table above the Holston fragipan can press against block walls. The summer swing comes next: July normals at the station run from a low of 69.3 to a high of 89.3 degrees, so muggy air reaches any vented crawl space, and by August the shrink swell clays are pulling back from footings. A repair plan here has to handle both seasons.

BDry Alabama in Decatur: what gets fixed and how

Decatur appears on BDry Alabama's service area pages, which describe the city's changing soil conditions and frequent rain and point homeowners toward sealing the crawl space, managing water outside and repairing the foundation as one plan. The company's office is in Bessemer, and inspections happen at the house at no charge. In older Decatur homes the visit usually includes a trip under the floor to check the girders, joists and piers.

For sagging floors, BDry secures adjustable steel support posts to stable footings and adjusts them gradually, so the framing is stabilized without sudden stress; floor supports are warranted for two years. Bowing block walls get steel beams or carbon fiber straps, which BDry warrants against further inward wall movement for as long as the structure stands. Softened wood is repaired before a crawl space is sealed. Phone 205 942 1976 between 7 in the morning and 6 at night, Monday to Friday, and ask about financing, which includes a 7 year plan at 9.99 percent APR as well as an interest free option.

Signs to watch for in Decatur homes

Cracks that grow or come back

Stair step cracks in brick or block, a horizontal crack across a basement wall, or a crack that reopens after it was patched.

Doors and windows that stick

A door that no longer latches or a window that binds usually means the framing around it has moved.

Floors that slope or bounce

A marble that rolls, a gap under a baseboard, or a floor that gives over the crawl space.

Water after a hard rain

A damp basement wall, a puddle at the floor edge, or standing water in the crawl space.

A musty smell

Damp air from a crawl space or basement drifts up into the living space.

Water pooling against the house

Puddles that sit beside the foundation for a day or more after a storm.

What we fix in Decatur

Crawl Space Repair in Decatur

Nearly one in five Decatur homes predates 1960, and decades of damp air under raised floors is why sagging girders and failed piers come up so often here.

Wood Rot Repair in Decatur

Older crawl spaces near the river and its creeks often hold softened joists and sill plates that have to be repaired before any liner goes down.

Crawl Space Encapsulation in Decatur

A perched water table above the Holston fragipan keeps many Decatur crawl spaces wet each winter, and BDry's Decatur page leads with encapsulation.

Yard Drainage in Decatur

Fragipan soils stop rain about two feet down, so Decatur yards stay soggy for days unless the water is graded or piped away from the house.

Foundation Repair in Decatur

Colbert clay inside the city shrinks and swells far more than the surrounding soils, and that seasonal movement shows up as cracked brick and sticking doors.

Bowing Wall Repair in Decatur

Block foundation walls on 1950s and 1960s Decatur houses can bow under saturated soil, and anchored steel beams or carbon fiber straps hold them in place.

French Drains in Decatur

Lots backing onto Dry Branch, Black Branch and the other mapped creeks often need a French drain to give runoff a path past the foundation.

Humidity Control and Dehumidifiers in Decatur

July normals at Decatur 4SE run from 69.3 to 89.3 degrees, so a dehumidifier is what keeps an older crawl space dry once it is sealed.

Water pooling in your Decatur yard: who to call

Water coming off the street or a storm drain

Runoff from a public street, ditch or storm inlet belongs to the city. Report it to Decatur public works or engineering first.

Soggy lawn that never reaches the house

A low spot in the middle of the yard is a grading and landscaping job, often fixed with soil and seed or a swale.

Water that sits against the foundation or gets inside

When puddles hug the house, the crawl space gets wet or the basement leaks, call a foundation and waterproofing company. That is the work BDry Alabama does: grading at the house, downspout lines, French drains and interior drainage. Yard drainage costs and options.

Frequently asked questions in Decatur

How much does foundation repair cost in Decatur, AL?

Foundation Repair in Decatur, AL typically costs $4,500 to $20,000 for a settling or sinking foundation, according to HomeGuide's February 2026 foundation repair guide. A single helical pier runs $2,000 to $4,000 installed, and a single crack repair runs $250 to $800. Census ACS estimates put the median Decatur home at 1977, with about 19 percent built before 1960, and older houses tend to need more piers and more drainage work. BDry Alabama publishes no chart price: a free inspection with a digital foundation scan sets one written number for your house.

Does living near Wheeler Lake or the Tennessee River put my Decatur home at flood risk?

It depends on the lot, not the zip code. In a sample of about 490 points inside Decatur checked against FEMA flood hazard data, roughly 22 percent fell in a mapped flood zone, a figure that includes the river and lake surface inside city limits. Census TIGERweb data shows about 6.4 square miles of water within the boundary. Inland creeks matter too: a 2004 FEMA notice in the Federal Register listed Dry Branch, Black Branch, Bakers Creek and others as flooding sources for the city. Look up your address on FEMA's map service, then check your grading, because most crawl space water comes from rain, not the lake.

Why are the floors sagging in my older Decatur house?

Usually the framing under the floor has lost support. Census ACS 2023 estimates show 4,759 Decatur homes built before 1960, and where those houses stand on raised wood floors over a crawl space, damp air has had decades to work on the joists. Piers set far apart can settle, a girder can deflect, and wood that stays wet softens. BDry Alabama secures adjustable steel posts to stable footings beneath the low beam and adjusts them gradually rather than all at once, and those posts are warranted for two years. Drying the crawl space afterward is what keeps the problem from returning.

What is a fragipan, and why does it keep my Decatur yard wet?

A fragipan is a dense, brittle subsoil layer that water passes through very slowly. Holston soils, the most common type in our sample of roughly 170 locations across Decatur on the NRCS Soil Data Access service, include a moderately well drained version with a fragipan at about 23 inches and a seasonal wet zone near 18 inches. After a soaking rain the water stops at that layer and moves sideways instead of down, so low corners of a yard stay soft for days and water can reach the foundation. Regrading or a French drain gives that water a way out.

Is Decatur clay likely to shrink and crack my foundation?

Some of it is. About 6 percent of the points we sampled inside the city fell on Colbert soils, a smectitic clay the NRCS classes as vertic, with a linear extensibility of about 12 percent in the Morgan County survey data. Holston, the most common soil in town, rates about 1.5 percent. Clay like Colbert swells when soaked and shrinks in dry spells, and NOAA normals at Decatur 4SE swing from 5.97 inches in December to 3.88 in August. A house on that ground can show stair step cracks and sticking doors that open and close with the seasons. A level survey shows whether the movement is ongoing.

How much rain does Decatur get in a year?

At the Decatur 4SE station, NOAA's 30 year climate normals for 1991 to 2020 average 57.97 inches of precipitation a year. December is the wettest month at 5.97 inches, and December through February together bring 16.97 inches, the period when crawl spaces and block walls take on water. March through May adds 15.48 inches more. August is the driest month at 3.88 inches. Because so much of the year's rain lands in winter, when the ground is already saturated and evaporation is low, the cold months are the time to watch for standing water under the house or along the base of a wall.
